Alpha Housing loan for purchase, refinancing, construction and repair

I. Annual fixed interest rate for a particular period:

In EUR:
6.79% fixed interest rate for the first two years
and then annual floating interest rate
3М ЕURIBOR + spread 7.85%* for the remaining period
 
In BGN:
7.95% fixed interest rate for the first year
and then annual floating interest rate
3M SOFIBOR +spread 5.50% for the remaining period
 
II. Annual floating interest rate for the whole period:

In EUR:
3M EURIBOR + spread 7.60%*
 
ЕURIBOR/SOFIBOR is adjusted every three months during the loan term

*Discount 0.15% from the floating interest rate in EUR in case of buying the whole „Alpha Mortgage package” that includes the following products: Debit card, Credit card, transfer of salary, active WEB banking.

* Discount 0.15% from the floating interest rate in EUR if loan amount is up to 50% from the market value of the property accepted as collateral determined by external expert-appraiser
Grace period: Up to 6 months, during which only interest shall be due

Fees and commissions: according to the Tariff in force of Alpha Bank – Bulgaria Branch

Prepayment fee:
         3% over the prepaid amount for the first 5 years of the loan term
         No prepayment fee due after the fifth year

Disbursement: 
          For purchase - in one or several tranches according to the Individual Loan Agreement 
          For construction - in tranches according to the Individual Loan Agreement 
                  
First disbursement of the loan – after the establishment of first rate mortgage in favour of the Bank / disbursement deadline – according to Individual Loan Agreement/
Repayment: During the grace period /if chosen/, only monthly interest payments. Monthly annuity installments after the grace period.

Collateral: 
          First rate mortgage on real estate finished at least the level Act 15.
          Additional collateral or guarantors may be required in case of insufficient income of the borrower. 

Required documents: 
          Application form and declaration, according to the requirements of the Bank 
          Copy of the applicant's (husband/wife, guarantors) ID Card (Passport) 
          Certificate for the marital status of the Borrower 
          Documents for Borrower's/Guarantor’s obligations 
          Documents proving the Borrower's/Guarantor’s income and obligations 
          Documents concerning the purpose of the loan - either preliminary contract for purchase or budget for expenses in case of construction or repairs, notarial deed, certificate for encumbrances, etc.
          Documents concerning the loan collateral (notarial deed, certificate for encumbrances, design, etc).

Annual Percentage Rate:
Loan for purchase in EUR with annual fixed interest rate 6.79% for the first 2 years and annual floating interest rate EURIBOR + spread 7.70% for the remaining period – APR 9.40% for loan amount EUR 40 000, loan term 30 years, including expenses for property insurance, appraisal and preparing documents for mortgage; ‘Alpha Mortgage package” that contains: Debit card, Credit card, transfer of salary, active WEB banking. Total amount due EUR 115052.95, monthly installment EUR 260.50 during the fixed-interest rat e period and EUR 301.32 for the remaining period.
3M EURIBOR is 0.64% by 19.04.2010.

Loan for purchase in EURO with annual floating interest rate 3M EURIBOR + spread 7.45% for the whole loan tenor - APR - 9.48% for loan amount EUR 40 000, loan term 30 years, including expenses for property insurance, appraisal and preparing documents for mortgage; ‘Alpha Mortgage package” that contains: Debit card, Credit card, transfer of salary, active WEB banking. Total amount due EUR 114122.55; monthly installment: EUR 296.02.
3M EURIBOR is 0.64% by 19.04.2010

Loan for purchase in BGN with annual fixed interest rate for the first year 7.95% and annual floating interest rate 3M SOFIBOR + spread 5.50% for the remaining period – APR 11.03% for loan amount BGN 80 000, loan term 30 years, including expenses for property insurance, appraisal and preparing documents for mortgage. Total amount due BGN 260183.29; monthly installment: BGN 584.23 during fixed interest rate period and BGN 683.23 for the remaining period.
